Apartment Manager
The Wellington Group Inc. 

A full service Real Estate Investment/Management Company based in Town and Country Missouri, is seeking a full time Apartment Property Manager. We are a very stable company that has been around for over 20 years.

 

 

Duties:

-Assist with marketing to advertise and Lease Apartments

-Interface with tenants and vendors

-Maintain high level of Property Occupancy

-Maintain high level of tenant retention

-Maintain low level of collections

-Manage property condition

-Reduce expenses

-Provide resident services

-Solve problems at the property level

-Prepare and submit all tenant applications and lease information to corporate office

-Regularly review all site operations for adherence to corporate policies

-Oversee and Interface with site property staff

-Review monthly occupancy reports and explain variances, as required.

-Maximize income through maintenance of high occupancy, reduction of vacancies and bad debt loss. Monitor and process all rent collections

-Adhere to Fair Housing laws

-Utilization of computer software to generate tenant records and maintenance work orders.

 

Qualifications:

-BA/BS or equivalent experience desired

-Excellent reading and Writing skills required

-Proficient in Microsoft Office Applications required

-Experience with Yardi-Voyager a plus

-Experience with HUD, HAP, REAC inspections and fair housing training a plus

-A professional designation of Residential Apartment Manager (RAM), Accredited Residential Manager (ARM), or equivalent industry designation is a plus.

-Minimum of three to five years of on-site management experience of at least 100 units with a professional management organization.

The Wellington Group, Inc. located in St. Louis, County Missouri is an established full service Real Estate Management Company. We are a very stable company that has been around for over 20 years

 

We are currently seeking a full time Office-Floating Apartment leasing agent located in St. Louis, MO. This full time position will spend half time in the corporate office performing office duties and half time at different apartment properties leasing apartments. The properties are located in West St Louis County and St Charles County.

 

Office duties:

-Use Yardi property management system for data entry.

-Post rent, update tenant information.

-Process Past due tenant collections

-Answer phones and interface with tenants

-Maintain and organize Filing and Tenant information

-Maintain and Update Company policy and Procedural manual

-Participate in special projects

 

Property Duties:

-Fill in for Property Managers on days off and vacation times. Saturday work required.

-Prepare and submit all apartment applications to corporate office.

Carpenter

Position:                Carpenter

Reports to:            Maintenance Supervisor

 

The purpose of this job description is to communicate the responsibilities and duties associated with the position of Carpenter. While the following information should be considered a description of this position, it should also be noted that some responsibilities and duties may not be specifically addressed. The company expects every person to perform any reasonable task or request that is consistent with fulfilling company objectives.

 

It is important that you review these duties, skills and physical requirements and understand all the duties/skills required to perform the job.

 

The primary responsibilities of the Carpenter is to repair and rehab vacant and occupied apartments, common areas, offices, in order to enhance and maintain the property’s appeal.  The Carpenter will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.

 

Functions of the Job

-Conduct all business in accordance with Company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.

 

-Constantly observes the condition of apartment property throughout the community and immediately reports to Manager any vandalism, property damage, suspicious activity, and unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, and initiates action to correct if possible.

 

-Maintains awareness of proper safety precautions at all times.

 

-Required to report for emergency snow removal.

 

-Perform special projects or additional duties assigned.

 

Supervisory Responsibilities 

This job has some limited supervisory responsibilities with part time employees.

 

Scheduling/On Call Requirements

The position is normally scheduled Monday through Friday but may have some weekend work.

-This position required to report for snow removal

-This position will have some on call responsibilities.
