Apartment Manager

Job Description

Responsibilities:

  • Assist with marketing to advertise and Lease Apartments
  • Interface with tenants and vendors
  • Maintain high level of Property Occupancy
  • Maintain high level of tenant retention
  • Maintain low level of collections
  • Manage property condition
  • Reduce expenses
  • Provide resident services
  • Solve problems at the property level
  • Prepare and submit all tenant applications and lease information to corporate office
  • Regularly review all site operations for adherence to corporate policies
  • Oversee and Interface with site property staff
  • Review monthly occupancy reports and explain variances, as required.
  • Maximize income through maintenance of high occupancy, reduction of vacancies and bad debt loss. Monitor and process all rent collections
  • Adhere to Fair Housing laws
  • Utilization of computer software to generate tenant records and maintenance work orders.

Qualifications:

  • BA/BS or equivalent experience desired
  • Excellent reading and Writing skills required
  • Proficient in Microsoft Office Applications required
  • Experience with Yardi-Voyager a plus
  • Experience with HUD, HAP, REAC inspections and fair housing training a plus
  • A professional designation of Residential Apartment Manager (RAM), Accredited Residential Manager (ARM), or equivalent industry designation is a plus.
  • Minimum of three to five years of on-site management experience of at least 100 units with a professional management organization.

Job Description

  • Use Yardi property management system for data entry.
  • Post rent, update tenant information.
  • Process Past due tenant collections

Job Description

The Carpenter should have the skills to rehab and enhance our properties inside and out. We look for someone who has the ability to take apart a home put it back together. Responsibilities will include but not limited to repairing/rehabbing vacant and occupied apartments, common areas, and building out office spaces. We consistently have a steady workflow of multiple renovation projects going on throughout the year. This position will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner. This candidate should be comfortable accurately estimating labor and material costs. Must be reliable, punctual and honest.

Responsibilities:

  • Install items such as cabinets, counters, windows, and base board required for rehab projects
  • Construct building frameworks, including walls, floors, and door frames
  • Inspect and replace damaged framework or other structures and fixtures
  • Conduct all business in accordance with Company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
  • Completes special projects or additional duties as assigned
